Tips for landlords: Five ways to protect your plumbing this winter

Whether you own one property or ten, it’s important to protect your water pipes. Low temperatures can damage plumbing, so ensure you take out landlord insurance and safeguard your premises.

Here are five ways to protect your waterworks this winter:

Leave your heating on


If your tenants are going away for Christmas, make sure the heating’s left on low. This will keep the house warm and will stop water pipes from freezing. Leave all the cupboard doors open, so that heat can circulate and make sure all windows and doors are closed properly. A burst water pipe is the last thing you need in the New Year, so take the relevant precautions.

Lag your pipes

To keep your pipes warm throughout the nippy months wrap them in a layer of insulating material. This will make it harder for heat to escape and will protect against plummeting temperatures and frost damage. Buy an insulation jacket for your hot water tanks and wrap insulating blankets around your cold water tank.

Examine your pipes

Throughout winter, it’s a good idea to examine your water pipes. Ask your tenants if you can enter the house and make sure the pipes are in good condition. Feel them with your bare hands and look out for particularly cold patches. If you think an area has frozen, turn on the tap to release water pressure and thaw it with a hairdryer.

Arrange a house sitter

If the house is left unoccupied for any length of time, be sure to arrange a house sitter. Ask a friend or relative to check your plumbing and get them to switch on the heating. A neglected property could suffer water damage if not cared for, so always look after your investment. Being a landlord is a big responsibility, but it can be fun if you’re sensible.

Insure your property

It’s a good idea to take out home emergency cover for landlords, as this will protect you in an emergency. Compare landlord insurance quotes and insure you take out the most appropriate policy. Reputable companies will protect your electrics and plumbing and will help everything run smoothly throughout the New Year.
Water pipes can be expensive to replace, so always look after you plumbing.
